The architectural vision featured cantilevered off-shutter concrete slabs, massive glass spans facing the Atlantic Ocean, green thermal building technologies, and seamless hand-polished concrete floors throughout.
2. Site Constraints & Regulatory Mandates
The Camps Bay coastline presents severe geotechnical and meteorological challenges. Building on a 42-degree granite slope required specialized rock anchoring, micro-piling, and extensive retaining walls. High coastal winds and saline air demanded marine-grade concrete mix designs with crystalline waterproofing additives and continuous moisture management during curing.
